Cancellation policy

We keep this simple and fair — the earlier you cancel, the more we can re-let the nights.

Cancelling your booking

  • 30 days or more before check-in: full refund of everything you've paid.
  • 14–29 days before check-in: 50% refund of the total booking value.
  • Less than 14 days before check-in: no refund — unless we manage to re-book your nights, in which case we refund whatever the replacement booking covers.

Changing dates

  • Date changes are free when the new dates are available and at least 14 days away. One free change per booking; the new dates take the pricing that applies to them.

If we have to cancel

  • If the home becomes unavailable (damage, essential repairs, events beyond our control), you receive a full refund immediately — and first pick of alternative dates or our other home.

How refunds are paid

  • Refunds go back to the card you paid with, usually within 5–10 business days.
